Transparent methodology
What this estimate can—and cannot—tell you.
The planner produces a preparation range, not a contractor quote. Its job is to help a homeowner understand cost drivers, ask better questions and keep useful records.
Starting range
The planner uses a dated published market benchmark where one has been checked. A published tank-size band is treated as the complete core pumping range and is counted exactly once. Additional dollars enter the total only when a checked source publishes a separate comparable charge for the selected condition or service. Unpriced access, hose, travel, dispatch or disposal questions remain visible confirmation items outside the arithmetic; the planner never invents a ZIP multiplier. Provider coverage and price evidence are evaluated separately: a provider does not need to publish a price to qualify, and a national benchmark is never presented as a local invoice average.
Property and geographic eligibility
A paid septic report requires the homeowner to confirm that the property has an on-site septic system. Public-sewer properties are stopped, while an unconfirmed property may view the free planning range but cannot purchase. Supported ZIPs resolve to a checked city/county service market; providers qualify from dated service-area evidence rather than an exact-ZIP business address. The provider must still confirm the exact street address and any travel charge.
Maintenance timing
The EPA says household septic systems are generally inspected every one to three years and pumped every three to five years, while actual frequency depends on tank size, household size, water use and accumulated solids. The planner uses those factors to produce a planning window. Alternative systems defer to their permit, maintenance agreement and qualified provider.
Safety boundary
Sewage backup or standing wastewater overrides the price estimate and directs the visitor to a local professional. The tool never instructs a homeowner to open, enter or work inside a septic tank.

Paid-report Google ratings may be filled only by the private official Google Places integration after an identity check. Missing, stale or mismatched data remain blank; no stars, reviews, licenses, insurance or work-quality claims are scraped or invented.
